Should You Paint Your Brick Home? Expert Tips & Advice

May 15, 2024

As a decorator and paint colour consultant, I often hear from homeowners this time of year who are looking to freshen up the exterior of their homes.

One common question that arises is whether they should paint their brick exteriors.

Recently, there’s been a surge of interest in this topic, perhaps fuelled by the abundance of Modern Farmhouse brick homes painted white and featured in decorating programs and magazines.

I can understand why many homeowners consider painting their brick exteriors as a way to change up the look and feel of their homes. After all, if you live in a brick home—whether it’s fully brick or just has decorative brick or masonry on the exterior—you’ve likely realized that there aren’t many ways to alter its appearance.

Unlike vinyl and aluminum which can more easily be swapped out, an exterior brick is usually structural, making painting the only real option for a HGTV-level transformation.

But as someone who knows a lot about design and colour, I can tell you that deciding to paint your brick IS NOT SOMETHING TO RUSH INTO. It’s a decision you should put a lot of thought into before committing to such a major decorating project.

So now that we’ve acknowledged the growing interest in painting brick exteriors, it’s important to consider the PROS and CONS of this decision.

Making changes to your home’s exterior can be both exciting and daunting, but with the right mindset and approach, you can navigate the process with confidence. As a decorator and colour consultant, I’ve learned the importance of considering ALL aspects before committing to such a significant project.

So, let’s explore the advantages and disadvantages together, keeping in mind the importance of trusting your instincts and vision.

Enhanced Curb Appeal:

Painting your brick exterior offers an opportunity to enhance your home’s curb appeal and make a statement in your neighbourhood. With the right colour choice, you can create a welcoming and visually appealing exterior that reflects your personal style.

Design Versatility:

One of the greatest advantages of painting brick is the design versatility it provides. By selecting the perfect paint colour, you can transform the look and feel of your home, giving it a fresh and modern appearance that aligns with your vision for your space.

Conservation Of Brick:

Exposure to elements like rain, snow, sunlight, and temperature fluctuations can slowly degrade brick surfaces, compounded by factors such as moisture absorption, freeze-thaw cycles, and the growth of mold or mildew. By applying a layer of paint, you create an additional shield against these environmental factors, helping to preserve the underlying brick material and extend its lifespan. This protection reduces the need for repairs or replacements, contributing to the long-term durability of your home’s exterior.

Increased Maintenance:

While painting brick can breathe new life into your home’s exterior, it’s essential to recognize that it also comes with increased maintenance requirements. Painted surfaces are more prone to chipping, peeling, and fading over time, necessitating regular upkeep to maintain their appearance.

Difficulty of Undoing:

Once you’ve painted your brick, reversing the decision can be challenging and costly. This underscores the importance of careful consideration and planning before embarking on such a project. Trusting your vision is crucial, but it’s also essential to be mindful of the long-term implications of your decision.

Impact on Resale Value:

When considering whether to paint your brick exterior, it’s essential to think about how it may impact the resale value of your home. While a fresh coat of paint can attract potential buyers, it’s important to weigh this against the preferences of your local market. Consulting with a realtor can provide valuable insights into buyer preferences and market trends.

Once you’ve considered the pros and cons of painting your brick exterior, it’s time to turn your mind to some KEY CONSIDERATIONS to help you make an informed and confident decision with a clear vision.

Vision and Inspiration:

Start by clarifying your vision for your home’s exterior. Create a mood board or gather inspiration from sources like Pinterest to visualize the look and feel you want to achieve. Having a clear vision will guide your colour choices and overall design direction, instilling confidence in your decision-making process.

Practicality and Long-Term Goals:

Consider the practical aspects of painting your brick, such as maintenance requirements and long-term goals for your home. Ask yourself WHY you want to paint your exterior and whether it aligns with your lifestyle and future plans. Understanding the practical implications will help you make a decision that you feel confident about.

Climate and Environmental Factors:

Assess the climate and environmental conditions in your area to determine how they may impact your painted brick. Consider factors like sun exposure, humidity levels, and temperature fluctuations, as these can affect the durability and longevity of the paint job. Being mindful of these factors will help you choose the right paint products and application methods for your specific environment.

Architectural Style and Neighbourhood Aesthetics:

Take into account the architectural style of your home and the aesthetics of your neighbourhood when selecting paint colours for your brick exterior. While it’s essential to express your personal style, it’s also important to ensure that your choices harmonize with the overall look and feel of your home’s surroundings. Striking a balance between individual expression and neighbourhood cohesion will enhance your confidence in your design decisions.

Professional Advice and Expertise:

Don’t hesitate to seek professional advice and expertise when considering painting your brick exterior. Consult with painters, colour consultants (like me!), or design professionals who can provide valuable insights and guidance based on their experience and expertise. Their input can help you navigate the decision-making process with confidence and ensure a successful outcome for your project.

With the right mindset and approach, you’ll be well-equipped to embark on your painting journey and transform your home’s exterior into a beautiful reflection of your personal style and taste.

So, if you’ve made the decision that painting your brick exterior is right one, then it’s time to roll up your sleeves and get thinking about the practical aspects of painting your brick exterior.

Surface Preparation:

Before applying any paint, ensure that the brick surface is thoroughly cleaned and free of debris, dirt, and grease. Use a power washer for exterior brick or a mixture of dish soap and water for interior brick. Additionally, address any repairs needed, such as filling cracks or gaps in the mortar.

Choose High-Quality Primer and Paint:

Invest in high-quality primer and paint specifically formulated for masonry surfaces. Opt for products with good adhesion and durability to ensure long-lasting results. Consider using a primer that can penetrate the brick’s porous surface and create a strong bond with the paint.

Select the Right Paint Sheen:

Consider the desired look and level of durability when choosing the paint sheen for your brick exterior. Higher sheen finishes like satin or semi-gloss are more resistant to moisture and easier to clean, making them suitable for outdoor applications. However, if you prefer a matte or flat finish for a more subtle look, ensure that the paint is formulated for exterior use and provides adequate protection against the elements.

Appropriate Application Techniques:

Use quality brushes or rollers designed for rough surfaces to apply the paint evenly and effectively. Work in small sections, applying multiple thin coats rather than one thick coat to ensure proper coverage and adhesion. Pay attention to detail, especially around edges and corners, to achieve a professional finish.

Consider Weather Conditions:

Choose a time to paint when weather conditions are optimal, avoiding extreme temperatures, high humidity, or direct sunlight. Aim for mild, dry days with moderate temperatures to facilitate proper drying and curing of the paint.

Protect Surrounding Areas:

Take precautions to protect surrounding areas, such as windows, doors, and landscaping, from paint splatter or overspray. Use drop cloths, masking tape, and plastic sheeting to cover and shield these areas during the painting process.

Regular Maintenance and Inspection:

After painting your brick exterior, establish a routine maintenance schedule to inspect the surface for any signs of damage or wear. Address any issues promptly to prevent further damage and maintain the integrity of the paint job over time.

So as you embark on your brick exterior makeover journey, remember that the journey towards transforming your home’s exterior begins with thoughtful consideration and planning. Take the time to assess your needs, preferences, and long-term goals for your space. By approaching the project with a clear vision and a sense of confidence, you can make informed decisions that align with your aesthetic and practical requirements.
